Looking for a private lender

My target market is a town in Nassau County NY and my focus is to acquire a single family home to hold for positive cash flow. My focus area can support this and I have a bank that can provide me a conventional mortgage. I am seeking a personal lender that will lend me the down payment needed, 90k. 

I am not looking for a partner investor or someone to hold me hand, just seeking someone who can assist me in achieving my goal of real estate investing and make a fair return on their investment.
