Looking for Good HELOC Terms in Texas - Lender Recommendations Needed

Hello BP,

We are looking to take out a HELOC on our home to support some of our transactional real estate investments.

I just checked my credit union and while the interest rates are good, they require payments to include P&I (not interest only) and they will not go higher than $250K. At 80% LTV, our home can support more and we'd like a little more as a "strategic reserve".

Does anyone have recommendations for a Texas or Houston lender with better terms and less restrictions?
