Metro Atlanta Area Transaction Manager Needed
I am looking for an Atlanta Metro Area Based Transaction Manager. There is no experience required and training will be provided.
Job Responsibilities
The Transaction Manager role is a bridge between property acquisitions (i.e. getting properties under contract) and property dispositions (i.e. selling or renting of our properties). Your primary responsibility will be to ensure our properties are ready for closing. Specific tasks include:
- File Management: ensure transaction files (e.g. Purchase & Sale Agreements, Tenant Applications, Authorization Forms) are collected and organized
- Closing & Legal Coordination: coordinate communication between attorneys, sellers, purchasing partners and tenants. Ensure title and lien searches are completed. Coordinate closings
- Acquisitions Coordination: coordinate with the Acquisitions Manager and Sellers to perform physical inspections, take pictures & videos and schedule viewings. Also ensure we have received all necessary forms and signatures
- Dispositions Coordination: coordinate with Dispositions to execute various elements of marketing and closing coordination
- Tenant & Borrower Screening: review renter, lease purchaser and owner finance applications and supporting documentation in conjunction with the Dispositions Manager
- Project Management: manage various projects necessary to get properties ready for sale
- Negotiation: you may be responsible for negotiating with existing lenders and other lien holders to reduce outstanding liabilities against subject properties
- Issue Escalation: escalate issues that are material hurdles to closing transactions to the necessary parties
Compensation
Your monthly compensation will consist of following three parts:
- Monthly Fee: a flat monthly fee paid regardless of results. This portion will be based on your existing experience and ranges from $500 to $1,000/mo
- Transaction Fees: a deal based fee based on the level of complexity, your level of involvement, time length of your involvement and transaction profitability. Ranges from $250 (simple coordination) to $2,500 (complex, heavily involved, lengthy process)
- Team Bonus: a discretionary, performance based bonus based on your contribution to overall results for the organization
Qualifications
There is no experience necessary and training will be provided. We are primarily looking for someone with the following traits and qualifications:
Goal Oriented
Self Starter: we are looking for someone who is goal oriented and a self starter. We will train you and give you access to a variety of tools and resources however, there will be times when we will simply tell you the end goal and you will simply need you to figure out the solution on your own with minimal guidance- Attention To Detail: you need to have strong attention to detail specifically when reviewing documents, performing inspections and other parts of the role
- Organizational Skills: this position will require you to have strong organizational skills
- Consistency: this position will require persistence and consistency in your efforts as you will at times be "herding cats"
- Inquisitive: you need to be sure to ask about things you do not understand and always thinking about how we can make our transactions better (e.g. faster, more profitable, etc.)
- Aggressive: we need someone who can aggressively guide our transactions towards closing and manage sometimes difficult and forceful personalities
Full Time Position
This is a full time position but you are not compensated on an hourly basis. Although not common, the Transaction Manager role may require you to work evenings and/or weekends. Please do not apply if you can not provide a full time commitment.
