Wanted: Washington State Multi-Family - MHP - Storage ; in 1031

I am selling a couple buildings in Snohomish County and will be in a 1031. I am primarily interested in multi-family, mobile home park and smaller self-storage with a mixed use type component. I would love to stay in Snohomish or Skagit County; however, also looking around Spokane, Ellensburg and the Tri-Cities. Like most people, I would prefer some sort of value-add. Will look at properties up to about $3MM, really like the $300k-$1.5MM range. Not opposed to 2-4 unit properties either, but those must be in Snohomish or Skagit County. I am licensed and have access to MLS. I am looking for off-market deals. If your licensed and have a deal, your more than welcome to double-end and represent me.
