refinance rental property

I am looking for a private lender to finance several properties one at a time. I have 5 at the moment. I buy and rehab then after i have it leased I need to pull out 65% of the value with a 5-7 year term. Lender will have the only lean on the properties. I have the first one ready,its valued at 40 k i'm looking for 25 k leased at $695

I also have the second deal is a duplex and almost finished valued at 55 k looking to get 35 k leased for $1065
