Cash Flow Day 1 @ $750 a Month --NO CITY TAXES
From time to time we get a investor for one reason or another looking to sell. This particular reason is health. We sold this property back in 2011 for $62,000. During the rehab we did several things to have the house ready, but this property has had tenant turns. The current owner ordered a property inspection in December of 2015, however, we have recently done a rent ready. New tenant is moving in on 8/26 for $750 a month. NO CITY TAXES ON THIS PROPERTY!
For interested buyers, I can share the financials.
Owner expects seller to order a property inspection.
Property Taxes are only: $633 a year
Insurance would be estimated at: $525 a year
Buyer would assume discounted mgmt rate of 8%.
