At Private Mortgage Financing Partners, LLC we have raised over seven and one half million dollars in the first four months of this year via our crowdfunding platform. The capital funded four high yield commercial mortgage loans including; $3 Million for an eleven story office building in Ohio; $750,000 for completion of a high end townhouse in Houston, Texas; $2.6 Million to consolidate loans and provide working capital to an operator of a chain of daycare centers in North Carolina, and $1.3 Million for the purchase of debt at a significant discount secured by a profitable flagged motel.

Each of these loans was made at no greater than 60% loan-to-value, and secured by a first lien on the real estate. From 3 to 10 investors participated in each loan, with each investor investing anywhere from $50,000 to $1M.

The loans carry interest paid monthly at an annual rate of 12 – 13%. Private Mortgage Financing Partners, LLC services the loans, and the principals of PMF Partners invest alongside the passive investors contributing their own capital to almost every deal.

PMF Partners utilizes a Regulation D 506C offering, open only to accredited investors. General solicitation and advertising is allowed under 506 C, however investors must utilize one of several rather simple methods to prove their accreditation status. Once investors are approved, they are able to access the “loans available for investment” section of the platform, and have access to specific information about each property, including appraisals, title reports, surveys, financial statements, legal opinions, executive summaries, warranty deeds, etc. Deals are funded by the first commitments until the loan amount is reached. This usually takes anywhere from 30 minutes to 5 days.
