Job description

RocRooms (www.rocrooms.com) is an established, successful student housing and property management company. We provide serviced student housing in Rochester, NY, setting up all utilities, furnishings, and services for students. For property owners looking to rent to college students, we provide full management services. We eliminate the difficulties that can occur with student housing, and back this up with guaranteed occupancy and taking full responsibility for the condition of the home.

We are looking for an experienced General Manager who will be responsible for achieving the financial and non-financial goals of the company, will manage all day-to-day operations, and will lead the Roc Rooms team. Compensation could include an equity stake after 12 months for exceptional candidates.

Key deliverables

  • Achieve the revenue, profit, and occupancy (99-100%) goals of the company.
  • In collaboration with the CEO, evolve a refined strategic vision, strategic plan, organizational structure, and core values.
  • Manage the company’s portfolio of residential properties for students in accordance with company financial goals, policies, and procedures. Manage and oversee all day-to-day operations, including qualifying applicants, preparing lease documentation, preparing housing, completing move-ins, managing lease renewals, and providing ongoing service to residents.
  • Implement technology to increase efficiency and innovation, including workflow automation, management dashboards, an enhanced company website, and improved social media presence.
  • Manage all contractual obligations of the company, and ensure that all business practices are in accordance with company policies and applicable laws.
  • Ensure that portfolio properties are well taken care of. Periodically assess the condition of properties and recommend repairs, cleaning and/or improvements as necessary.
  • Hire, develop, and retain an A player team of direct reports. Demonstrate transformational leadership, model a positive, constructive, learning and performance oriented organizational culture, and achieve 90% employee satisfaction and retention.
  • Amplify client satisfaction by ensuring residents receive exceptional service, and by responding promptly to client requests or concerns.

Required skills and experience

  • Bachelors in Business, Marketing, Real Estate (or equivalent property management experience)
  • 5+ years’ experience in property management, student housing, and/or commercial real estate (2+ years’ experience at the management level)
  • Skills in property/facilities management, leasing, marketing, budgets and forecasting, and business administration.
  • Excellent leadership, problem-solving, organizational, communication, customer service, team building, and interpersonal skills.
  • Experience with Microsoft Office.

Desirable experience

  • CPM or other IREM or BOMA certification preferred.
  • Real Estate License desirable.
  • Experience with Buildium would be a plus.

Compensation

  • Competitive base salary.
