This investment is fully secured in 2nd position at or below 75% ARV on all deals. We are also providing the 1st position mortgage as well so there is no conflicting or third party interest on the properties.
We are targeting projects that will flip the money back to us within 3-6 months to reuse again. In return we are offering investors a 15% annual coupon rate on their funds with a $500 fee per deal we use the funds for that would be paid out to the investor whose funds we used to originate the 2nd mortgage. We are planning on being able to cycle $50K of the same money 4-6 times a year, which would result in $2,000-$3,000 in fee income along with the 15% annual coupon rate. That would produce an annual return on investment of around 20%.
