We at Investment Properties in Connecticut are different.
As cash buyers ourselves we know what a good deal is and we know what it means being conservative with cost of repairs!
We also are absolutely friggin honest. As such, our sellers know VERY WELL we are wholesaling their properties.
The reason we have not been posting our properties here is that our properties do not last long at all. We have a reputation that any property we release IS a good deal period. And we CERTAINLY want to keep this rep. Thus no crappy deals from us!
We are now releasing our properties here first because otherwise we simply are not growing our buyers list. The second we sign a contract, days later one of our buyers calls dibs on it and we never get to show off how amazing our company is.
So now we are giving BP a 2 day head start to check out the properties we have.
We can not advertise the properties here but you can go to our list by filling in our cash buyers form. No this is not a trick to lure you into signing up. If you have doubts DON'T sign up, period. The next investor WILL and they will get the deal. See if we care ;)
Our numbers are accurate! We have our agent and our contractor walk the property and we have them come up with an elaborate CMA including town records, and a cost of repairs.
We post pictures of the good AND the bad. This eliminates surprises and wasting eachothers time.
We treat this as if WE ourselves were buying it. That sets us apart from MOST wholesalers that have no clue what they are doing!
NOTE: Do your OWN due diligence. Treat our numbers just as a bonus or a double check on your own numbers!
