Looking for a lender in NW Florida

Hello!

Just closed on my second rental in Fort Walton Beach, FL. I paid cash for it and the property should be rented out by February after the repairs have been completed.

How soon can I refinance this property? I would like to pull my cash out to purchase another one nearby by. I’m all ears if anyone has a recommendation for a lender.
