This will make a very solid rental, as rents are strong here at $1050/mo. and these neighborhoods in this pocket are transitioning quickly--great for future appreciation! For a rental, I wouldn't do too much work to it--just clean it up and make the kitchen/bath look a bit nicer. Down the road, you're going to want to add a 2nd bath and update it a bit more to get top dollar, but I would hold off and get much more than the $115/sqft that the neighborhood is currently getting for updated properties.
