I am currently looking for MFH over 60 units. Chasing these elusive large MFH deals leaves me some cash in my pocket and during this searching, I come across good smaller deals (8-50 units). I want to do projects and bring someone along at the same time.

I am also open to Mobile home parks, Self Storage, and Assisted living.

We can play with the numbers but I would like to get our passive investors 8-10% a year on the cashflow and double their money in 5 years.

So in short, bring me the deal 8-units to 250-units and let me run it through my analyzer. I’ll let you know what I think. A lot of people are doing deals just to do deals! Don't make the same pre-2008 mistakes, Buy right is what I think.
