1840 Farmhouse / Investment Rental / 2 hours from NYC
Not pictured above is a quaint artist studio with a small deck and french doors, although the doors are currently not shutting properly. :) There is also a large garage which could easily be converted into an additional artist work space.
Whomever purchases would need to at least start with this as an investment rental property, seeing as though there are already bookings scheduled as late as October of this year. (There are even already inquiries for 2019, but the current owner has not accepted any of them as of yet.)
With the above in mind, so that you know the rental "numbers," the house currently generates ~ 40K a year (before costs) and ~ 27K a year (after costs). The owner has offered to share tax data to evidence all of this.
There is a lot of activity in Athens right now, by the way. These folks recently opened and the former owners of Webster Hall in the city bought the Stewart House and are pouring a a ton of money into it and are scheduled to open this weekend.
There is also a caretaker who is very dependable and lives right in town. He greets all the guests and makes managing the airbnb business mindless. If one purchased and decided to continue using this (even partly) as a rental property, they could of course continue working with this caretaker, or not.
