-Opportunity for population growth to support retail

o Single-Family Residential
-Pre-Foreclosure, Auction Properties, or Bank-
owned (REO)
-Purchased for substantially discounted prices (60-
70% or less of true market value using all-cash, no
financing contingency)
-Properties needing minimal updating or renovation

LOCATION
• Within 3-hour driving distance of either the principal’s
address or the center of the city for each of the
following locations:
o Austin, TX
o Dallas, TX
o Seattle, WA
o Miami, FL
o Chicago, IL
o Los Angeles, CA
o Omaha, NE
• Other locations at the discretion of the fund’s
managers
AGE
• All ages considered
TRANSACTION STRUCTURE
• All cash structures with no loan contingencies
• Seller financing
o Wraparound mortgages or subject-to purchases
o Loan assumptions
• Acquisitions subject to new financing timelines
• Equity based financing not requiring personal
guarantees
HOLD PERIOD
• Holding periods will vary according to project and time
required to achieve project objective
• Prefer short-term projects that can be turned in under a
year
• Holding period can be as short as six months and as
long as three years
VALUATION
• All assets valued on current cash flow verified by
current rent roll and operating expenses and data
• Cap rates several points above market present good
opportunities for the fund
TRANSACTION SIZE
• Up to 20% of fund’s equity at maximum fund capacity
STRENGTHS
• Quick decision making by fund directors
• Experienced professionals able to manage complex
issues
• Capital available and ready to deploy for projects
BROKERS
• Will be protected in the event a property is not
exclusively listed

• Latest real estate tax bill
