Cash Provider needed!
I have a cash flowing deal here in Northern California on a duplex and all the numbers make sense. I had the financing lined up but my cash partner backed out last minute. I'm looking for a partner to finance the down payment of 120k. Either as a private money loan which will be paid back after a refinance, or as an equity partner and we can share in all the benefits of this property. The rehab cost is covered as well as the closing costs and holding costs for 6 months. My contractor and I have some good ideas to improve this property. My property manager walked it with me as well and thinks it will be a great rental for the area. This was going to be my first deal as an investor and I really don't want to let it go to waste.
