What towns in central NJ are ideal for owning 2-4 units?

Looking for guidance on buying first rental property in Central NJ. I have worked in various phases in real estate: sales, appraising and mortgages some years ago. So I am not a newbie to real estate but a rookie to owning rental properties. Please share thoughts on current best markets and ideal size units for new owner. Thanks!
