Financing for turnkey rental in Chicago, IL

I am purchasing a turnkey rental in the southside of Chicago, (West Pullman) for $70,000.  I am looking for financing, even if it's relatively short-term, for a loan amount of $52,500 and $56,000.  I can do a higher loan amount but of course that means less equity...The rent is expected to be no less than $1,400/month.  

I would prefer principle and interest but would accept interest only for 1 - 2 years.  

Interest rate cannot be higher than 7%.
