@James Dutcher looks like LTV is too high. At that purchase price & rehab budget you'd prob need ARV to be approx 250K.
You're buying that way too high. There's no margin in it. The LTV of the after repair value is 93%. Most lenders will max it out at 70%, maybe 75%
Even with the decent cash flow numbers, you'll be over 100% when it comes to closing and carrying costs.
