20% return for 30k private financing on Rehab in Cincinnati, Oh

I'm doing a BRRR (Buy, Rehab, Rent, Refinance) on a triplex in Cincinnati. I need someone to bring in $30k private money in exchange for 20% return.

I'm planning on taking less than 6 months to rehab and refiance, but you'll get the full years interest even if it only takes 3 months.
