Looking for Private Funding and long-term business relationship.

I am looking for a private lender to build a relationship with and help fund my first fix and flip investment in the Indianapolis market. I currently have no real estate investments under my belt and I'm looking to borrow under $100,000. Although I am currently looking to rehab single family homes, I will be changing my focus to multi family unit rentals in the near future. Assuming we work out for each other, I definitely want to build a business relationship that we can both benefit from.
