In this episode of The MLS Search & Analysis Show James breaks down the risk level of a 7 unit apartment building for his client Dave from California. In the video James discusses the building's questionable history over the last 30 years, the level of blight in this particular Cleveland, Ohio neighborhood, the difficulty in estimating the building's CAP Rate and why he believes the apartment building is actually a 6 unit and not a true 7 unit.
