Construction/Acquisitions Manager For Buckhead RE Investments

Ben Hirsh (# individual Realtor in Atlanta and Buckhead property investor) is hiring a full-time project manager. The multifaceted role will require a driven self-starter with strong analytical skills to take the reins on an evolving variety of Buckhead investment and real estate related projects.

Requirements:

Experience in construction management and/or real estate investing will be required. This position will also require strong analytical skills and proficiency with technologies such as spreadsheets, CRM’s, etc. A background in real estate sales and a knowledge of Buckhead would be desirable, but not required.

Responsibilities:

Construction Management

One of the primary roles will be managing and overseeing the construction of one new single-family home (approximately one per year). In addition, this role will include planning and overseeing investment property “flips” that can range from small to large projects:

  1. Meeting with designers, engineers, landscape architects, and owner to create plans and project specifications.
  2. Manage Atlanta permitting applications to obtain necessary permits for construction, tree removal, and subdivision approvals.
  3. Obtain competitive bids from subcontractors and prepare a detailed project budget for review and Owner approval.
  4. Handle all scheduling and oversee daily work at job sites to ensure high-quality work and adherence to plans and schedule.
  5. Manage subcontractor invoices and lien releases
  6. Manage and track the progress of construction using internal reporting software and processes that will need to be established.

Property Acquisitions

Working with the owner, the Project Manager will be in charge of finding and vetting property purchase opportunities within the Buckhead area. Daily/weekly/monthly tasks will be put into place to ensure that all opportunities are vetted. The goal will be to find and acquire 6 properties within the first year:

  1. Nurture and daily update a database/CRM of distressed properties and their owners in Buckhead. Track and initiate contact with them through mail, phone, and door knocking. Determine owners motivation and ability to sell, evaluate the available information, and make offers with owner approval.
  2. Track and evaluate all foreclosure auctions within the Buckhead area for potential bidding on the first Tuesday of the month
  3. Oversee and implement direct marketing tactics to drive potential motivated sellers to contact us, and handle all initial contacts.
  4. Complete detailed property analysis as needed.

Property Management

The Project Manager will be in charge of a small number (currently just 1) of high-end for-lease properties. Responsibilities will include the following:

  1. Meeting with tenants to complete property walkthroughs and orientation
  2. Overseeing regular property maintenance through sub-contractors such as lawns, system servicing, gutter cleaning, etc
  3. Handle unscheduled repairs and maintenance by scheduling and overseeing repairs.

Other Responsibilities

Project Manager will assist Owner as needed and when needed to further a variety of investment and business goals related to real estate investment and sales.

Salary

This position will include a base salary of $50,000 (+ or - depending on experience) with performance-based bonuses and health benefits that will push the total compensation closer to $100,000 for a successful candidate.

Details

Project manager will be equipped with a connected mobile office that will allow much of the work to be completed from the field or home office. This is a full-time position with after-hours or weekend work as needed to hit target goals.
