What is the Investment

We are acquiring a portfolio comprising of 4 different properties with a total of 534 apartment units. These are well-located apartments with significant value-add opportunity.

Where

3 of these apartments are in "B" areas of Cincinnati, Ohio and 1 is in Bowling Green, Ohio (close to the University)

Why Invest

Get 8% preferred and 30% equity share

Preferred is structured as debt so you get 8% per year income regardless of the project's financial performance. On top of that, investors get 30% equity - which means 30% share of the cashflow and 30% share of the profit at disposition.

Proforma cap rate is at 8% (and the cap rate for these areas right now are around 6%) so there's significant value upside.

Based on this and the current NOI of these properties, we expect our investors to make the following: (annual returns)
1) 8-12% cash on cash return
2) 20%+ internal rate of return

Total investment horizon (from acquisition to disposition) is 3-5 years (although we expect to sell before 3 years and if not, we will definitely refinance sooner than 5 years to cash out the investor).

Who We Are

We have acquired about 1,700 apartment units with a total value of over $100 MILLION. My company has been investing in well located apartment buildings in Cincinnati since 2006. Our main strategy is buying discounted properties in areas of the city where we know there are significant rent increases that are about to happen, then doing cost effective renovations to realize those rent increases. We have our in-house construction company and that's why our cost of renovation is 30% less than our competition.

Since 2006, we have delivered double digit investor returns with NO investor capital losses. This enviable track record is attributable to diligent underwriting and creativity to maximize our property values.

When

We just had the property under contract (deposited earnest money in escrow - this morning). We have 60 days to complete due diligence and line up bank financing.

Total Capital Raise Needed: $9,000,000
Capital will be used as downpayment for the property and for renovation.
