Austin High-End Or Luxury Residential Development - Land Sought

I am seeking a new residential development project that resides in the following school districts:

(Austin area)

-Canyon Vista/Westwood, or 

-Canyon Ridge/Vandegrift

My preference is to purchase raw land to be entitled and developed that will support 10 or more lots suitable for upscale or luxury style product.

If the seller will entertain a rolling option or participating via a JV or with some privileged set of shares in a syndicated offering this would be the most desirable setup, but I am open to raising the cash needed as well.
