Looking for 10 homes to purchase in Gwinnett & Dekalb Counties Georgia

I am seeking single family homes or multi-unit properties in Gwinnett County and Dekalb county. Our range is around $50,000 for a 3 or 4 bed/2 bath in rentable condition. We can put up to $10,000 in repair costs but the home should be priced accordingly. If you have deals that are slightly cheaper or more expensive, please send those as well. We own a fourplex in Lawrenceville that earns 9% with the 50% rule, and would be happy at another opportunity like it.
I can give a bounty if you can find us an investment that return 10% or more using the 50% rule.
