Searching for Lenders in Philadelphia

I'm searching for conventional or hard money lenders to finance a BRRRR in Philadelphia. We're currently running a direct mail marketing campaign in parts of the city. We're focusing on SFH and 2-4 unit C and B class homes. Our planned exit strategy is a cash-refinance.
