An asset in a B class neighborhood in Northern Virginia on a road with over 30,000 vehicles per day (and growing) and townhomes being built across the street. This strip center has 4 tenants, three of the tenants are Starbucks and Chipotle, Jersey Mikes. It is listed full price stabilized. However, one of the tenant's lease expired, and the tenant hasn't renewed. They are currently trying to fill this vacancy. This information not listed in the offering ;). The remaining leases expire in late 2025 and 2026. My credit is lacking, and I cannot guarantee the loan. I was originally looking to buy and hold due to rent roll with cash-flow at $263k annually. I wanted to split the cash-flow with a partner.

I want:

A partner who will bring down payment and guarantee the loan. I ask for 20% equity when the asset is stabilized and sold. I live in the area and have another rental property there.
