I have homes we are purchasing in LV to fix and flip and also in Orange, CA where we are headquartered at.

We are currently looking to bring in an Investor that would put down the down payment needed to close the deal. We already have a hard money lender that will cover 80%-85% and give us the rehab money.

We are looking for Gap funding of approx. 20% - 25% down and we are offering up 15% Net profit.

We have good projects to keep everyone’s money working and we have our own GCs in place to handle our workload. We usually get our properties to Net approx. 45-55k per deal. Our average return was 52k per unit this year. Our usual rehab timeframe is 30 days and our list to sold timeframe is 60 days.
