203k loan help

Hi, my question is regarding the application for a 203k loan , I live about 100 miles from my work, it's a long commute , the area that I'm looking at to start investing it's about 140 miles from my job, will the lending bank have any issues with it? How should I approach any questions about the matter and which loans type will be best.
