Need help with creative financing, Miami market

Hello all! 
I'm currently trying to house hack in Miami. FHA raised their loan limits today, however it's still low compared to the Miami market. 3 family house I'm looking at appraised for 787k. New max loan limits for 3 family is $711,800. Is there creative way to acquire property that anyone can think of?
