CA. Rent rules with No Lease
We are trying to sell my mother-in-law‘s duplex in Camarillo California she is recently widowed and needs the money for her retirement. Her son and wife live in the back unit there is no lease as they were living there for years with a substantial family discount. So we offered them 20k to move but they refuse to move, what are our options can we give them a 60 day notice to move? Or can we remodel the unit? which it does need work. Also her grandson just moved out of front unit so it’s vacant. Yes it’s a mess!

@Dan Chapman I was a LL in California until 2015; the rules in Ca are not uniform and are changing depending on location. Oakland is not the same as San Francisco. Laws can vary by city and county. I suggest you get an attorney involved who is experienced in that particular part of the state, or you may be spinning your wheels for a very long time. All the best.
I agree with Bjorn. It's worth hiring an attorney to do this right the first time instead of opening yourself up to a long, hard, expensive road.
ok great thank you fellas I am going to do that it was on my list for this week!
Hey Dan, You should reach out to Paul Hunt (Real Estate Attorney) he in the Camarillo area and extremely knowledgeable. 805.826.3527
At the least I suggest you have a conversation with him. Good Luck!
Will do thank you David!
Hi @Dan Chapman,
An eviction attorney is your best bet! I'll direct message you a couple options. Hope this helps!
