renting out a 4 bedroom house or a 3 bedroom house/AirBNB

Is it easier to rent out a 4 bedroom house or a 3 bedroom house in the san fernando valley area? Also, for example, if theres a front house that needs to be rented, is it seen as less desire-able/rentable if the guest house in the back is an air bnb?

 Shared space can always cause problems, but it's not that big of a problem as long as everything is fully disclosed up front. People live in apartments above/below each other, so surely they will rent houses that are separated by a shared yard.

I recommend you disclose that both units are rentals during showings and have a clear delineation of what each rental includes or does not include, who is in charge of lawncare, etc.

Renting a house long term next to a short term rental may or may not be a problem based on the quality of guests in the short term rental. I totally agree everything should be disclosed up front so the long term tenant knows what to expect. Then, make sure the short term rental guests are screened well so they don't cause you or your long term tenant problems. Continued issues with the short term rental could become frustrating for the LT tenant.

As far as the ease for renting out different size homes, it depends on your area and who you're targetting as tenants. Larger homes could be good for families or adults who would typically share a home, like college students.
