Lease for tenant renting a room.

I am in the process of writing a lease for three tenants moving into a house with a third tenant who is already there. It is a three-bedroom house and two are moving into one room and the other into a separate room, should I be using a different kind of lease for tenants renting a room, of course, they all have access to common areas of the home.  I had planned on using the lease template from Bigger Pockets but some of the wording doesn't feel like it fits, any help is appreciated; I need to get this out ASAP as they move in on August 1.

hi @Geri May i think it would be important to lay out the common room rules. Perhaps things about noise levels after a certain time, where people can store additional items, parking etc. There is a youtuber by Devin Moreno Investing who talks about things he likes to clarify when renting by the room.
