Missing Packages from the building
Own a buuilding with multiple family units in Phili, For the last 5 to 6 months have been receiving so many complaints about missing or damaged packages (without contents), The doors autolock and require a pin for any tenant to get in, so not sure whether anyone is coming from outside or a specific tenant(s) are stealing these packages. Planning to install cameras in the lobby and other entrances, Not sure this will fix the issue but trying to see how other landlords are handling this kind of problem.

Had a very similar problem to this in one of ours near Allentown. Amazon packages went missing- turned out to be a tenants kid.
Immediate installing of cameras in common area and exterior with simple notice email / signage. Email/letter reminders of lease terms citing violations for criminal /disturbing the peace, and a good old fashioned punishment from mom seemed to do the trick. Good Luck!

Be sure to get a decent camera/NVR system, you need to be able to easily review video capture screenshots that are evidence quality...meaning you can easily identify faces (and/or read license plates). For an MF property, remote access to the system, while an additional expense, can pay for itself over the long term in house rule violations, reimbursements for damage and trash dumping; and just giving you eyes 24/7.

If you have a FOB system for building access, keeping the timestamps accurate and synced with the video system makes identification a snap for large properties.
