Yard sprinklers in rental property

My rental property has sprinklers in the yard yet tenant will be responsible for paying for water.  I'm looking for suggestions, guidance; how do I word this in a lease agreement?

Your lease should be very specific about which utilities are included with rent and which ones the tenant pays for. Here's an example:

  • Property Manager Wyoming (#12599)
