Am I being taken advantage of by my tenant

Feels like  Im being taken advantage by existing tenant that I inherited.

We have been at his unit before to address electric repairs that he reported and were identified during the inspection of property before buying. 
 
Now he texted again saying that I forgot to tell you but there is an outlet that  he plugs his computer and monitor thay short circuits once in a while and it damaged his computer. 

Is this my responsibility to fix? 
or can I say, im happy to send the handyman but we have to charge you for the service? 
the unit was working when I bought it? 

also we bought the apartment without a fridge, they have these smaller fridge tenants brought. Same tenant asks if we can get them a fridge because previous owner said he would get them one. Do I have to? This tenant is 800$ under market value.

Hi @Maya Jones, It sounds like you’re dealing with two separate issues: what you're actually responsible for, and what the tenant is trying to push onto you.

Electrical issues that cause tripping or shorting are typically a landlord responsibility because they fall under basic habitability and safety. What you’re not responsible for is replacing a tenant’s damaged computer, just fix the outlet so it’s safe.

As for the fridge, unless it was included in your lease or in writing from the seller, you’re not obligated to provide one. A verbal promise from the previous owner doesn’t bind you. If the tenant is already far below market rent, it’s completely reasonable to say you’re not adding new appliances.

Short version: fix safety issues, don’t take on extra costs you never agreed to, and set clear boundaries going forward.
