Do you change locks?

Do you change locks or have them rekeyed every time a tenant moves out?

One thing we like to do is install a deadbolt and just a regular knob with no lock at the bottom. This prevents tenants from locking themselves out, since they need to use the key to lock the deadbolt behind them when they leave. It is also cheaper.

I always change locks when a new tenant signs a lease. At that time I give them the keys. If you fail to change the locks and your tenants suffers any sort of criminal activity, etc you will be liable! Lowes or Home Depot has a 2 or 4 lock set keyed alike for a few dollars and they are simple to change. Better safe than sorry....and why risk a HUGE lawsuit by being cheap?

Just so everyone know, landlordlocks ARE Kwikset locks, re-branded.
