Selling a rental property

Hello, I'm a new member with only two properties both of which started out as family homes.  I recently had to put a bit of money back into one of them and was considering selling it.  Are there any guidelines about when to sell a property?  Its been a good rental but I'm a little concerned about the direction the neighborhood is going.
