Debating on which tenants you would choose. Leave your feedback! We have amazing 1st floor tenants and I think we are comparing everyone to them which is sort of hurting our judgment on people.

Tenant A:

  1. Young couple (mid 20's) with a child who is about 9 months old
  2. Make over 3x rent requirement and have 600+ credit score
  3. have been living on their own with rent less than what mine is
  4. only guy works, girlfriend does not
  5. They want to move in for July 1st (because they want to give their current landlord 30 days notice, plus need to have time to get money to move in - first, last, security)
  6. No major red flags here, pretty basic couple

Tenant B:

  1. 18 year old fisherman and his 17 year old girlfriend/fiance
  2. Have been living on their own, paying $200 more a month for rent (looking to downsize)
  3. He makes anywhere from 2-5k each trip out, which would be more than enough to cover rent, she works at Taco bell, but really she doesn't even need to work in order for them to meet income requirements
  4. very enthusiastic about moving and will literally move in tomorrow if they could.
  5. Spoke about having the cash and all the nice things they own and no problem paying rent, etc.
  6. He can verify his income as he gets paystubs and taxed on his earnings
  7. seem like they could be a little immature and don't want to push out my awesome 1st floor tenants

Thoughts?? Any input would be great!
