Damages due to Negligence

resident left apartment and left water running in her sink. It over flowed causing the need to replace the counter top, base cabinets and carpet in living room and dining area to be replaced with new.  Pictures were not taken, she claims to have renters insurance. I did not issue a lease violation due to negligence. I did not issue a "lease violation" due to negligence, she was upset enough. I knew it was an accident. Advised her she would have to pay for the damages..labor and materials. Our maintenance vacuumed the water, ripped the carpet and cabinets out and installed the new cabinets and counter top, carpet installed by outside vendor.  Carpet was just two years old, cabinets only two years old, counter-top was only 6 months old, due to replacement  back in July ...water damage I read that the IRS only allows a 5 year depreciation on carpet how do I depreciate the counter top and base cabinets?
