I have a horrible lease I found online and am looking to do this correctly with my next tenant. Do I just call a real estate lawyer and ask for a lease agreement or do I just make one myself? What are some of the processes you all use?

There are plenty online, such as thru USLegalforms.
My local BAR association puts one out for use. My attorney friend got it for me for free.

Yes, call a lawyer and have them do a quick form for you that you can use forever hereafter by filling in blanks (unless the circumstances are unique or change). It's worth the one time fee to make sure you get it right. Too much litigation resulting from bad leases! If you don't pay a lawyer, you run the risk of missing something, but you could also not pay and have a great tenant long term and never have an issue. It's a risk benefit analysis really for anyone thinking about hiring a lawyer.
