One of my houses has a cracked sewer pipe so the tenant can't use drains. Obviously I am not charging rent for this time, but what amount is fair for motel accomodations? Why wife is good at finding bookings using Priceline and found a decent motel, but tenant said other guests were smoking there, so she checked out.
This is the perfect time when Renters insurance should kick in. You give abatement for time they can’t occupy, but you shouldn’t pay twice
Give rent abatement or pay hotel not both. There is no reason for them to profit from the situation.
Well her rent comes out to $28 a day and since you can't rent a motel for that amount we kicked in an additional $40 a day. So she gets $68 a day to use anyway she wants. I did not know renters insurance pays for that.

in my opinion, I would give her a dollar amount and tell her whatever place she wants is her business. if she wants to kick in an extra $20, her business. also suggest she try to get compensation from renters insurance, and you can supplement any difference, up to a certain amount if you feel inclined.
If I rented from YOU and YOUR sewer pipes broke, I'd be expecting you to foot the bill to rent me a hotel that is comparable to what I was living with before. Things break but to be honest that's on you, not them. You've been profiting from this property for a long time, or will be profiting from it for a while. This is your cost, not the tenants.
So what dollar amount do any of you recommend? As I said above I will not be charging her the $28 a day for rent plus $40. I think that is fair. Yes?
