I just saw a post from a few months ago where someone mentioned that they are using move-in fees vs security deposits. How many others are doing this? Usually security deposits are 1 month rent. How large can a move-in fee be? What happens is the tenant leaves and you have damage or a cleanout?
@Shadonna N. this is an incredibly location specific question. In the city of Chicago, almost all land lords are using move in fees because the way the laws are written it is almost impossible to comply with how you are supposed to handle deposits. In the suburbs, most of us use security deposits. I prefer security deposits because they give me more leverage if the tenant is lousy.
If you are able to, I would always recommend security deposits.
