Carpet life expectancies

Hello fellow BP users. I had a tenant move out last week and the living room carpet is stained beyond cleaning and need to be replaced. What is the legal prorated year amount for California. Most websites say carpets have a 7-10 year life span and others say landlord is responsible for replacing carpet every 5 years, which that does not make any sense to me. I need to figure out how many years I can legally charge my previous tenant for the carpet replacement and deduct from security deposit. Any feedback on this would be great. Thank you Regards, Chad
