If tenant pays rent on due date or within period stated in lease agreement but doesn't post to landlords account until after said period is it considered late or on time?
how long is it a day or more? Do they have receipts to prove it was posted during grace period?
I believe Lydron hit the head on the nail. I have my renters mail all rents even the locals. In my lease it states rent is due on the 1st and will have a late fee if not in my PO box by the 5th of each month.
I also scan a copy of check and envelope, so I can see when it was postmarked. There is no way that it can get to me, if mailed on the 3rd or 4th. They know this and I remind them.
As far as your renters direct depositing the rent, they would need a receipt to show when it was made. Remember good renters are hard to find, but can also develop poor pay habits if you let things slide.
