I've had this question come up a few times and the answer always netted out in two distinct categories for me:
- ROI: Given your market, are you going to be able to raise rents enough to justify this expense? In other words, will investing $2000 in landscaping pay you back in increased rent?
- You just have to do it to clean up the property: Sometimes, especially for newly acquired properties, the grounds are in such bad shape that you need to invest in order to get it to a maintainable state. Shrubs can get overgrown, limbs have to be trimmed and sometimes trees removed just to protect your investment. Is it necessary to keep the property commensurate with the surrounding properties? This is just part of maintaining the property.
