Trying for first SFH rental property

Trying for my first rental property and having some reservations. I want to just get my feet wet so to speak with a rental near me. It is a SFH and I have ran numbers on it and it will cash flow but not great. The rental market is pretty good here and should get better with a new manufacturing plant being built. But the thing I am having reservations on is the market is in short supply. And with that is it worth the time if I am going to have to move to different market for future investments?

There's nothing wrong with starting out local and then expanding out. Check out "Long Distance Real Estate Investing" by @David Greene or at least watch his podcast. There are some good markets out there that will bring you a much better return for your money than California. There are also some great benefits to investing somewhere other than California.

@Nathan G. thanks! Yeah that book is on my short list just wish I could knock out all the books they keep recommending. Info overload, but the BP podcast has helped cause I can listen while I’m working.
