I "personally" own (not an LLC...) rental property in NY State and want to bill for my labor against a tenants security deposit for cleaning/damages. I had a restoration company give an estimate for thousands of dollars which I may never receive if I have them do the work.

I have a handyman LLC business and capable of doing the majority of the work myself for a fraction of the cost. Can I use that entity to provide an invoice for the labor/materials against the security deposit?
