Advice on dealing with a tenant

Hello all,

First time rental owner. Recently closed on a side by side double and I’m looking for some advice on how to engage with my tenant.

She has been there for 4+ years and looking to stay. Current rent is a little below the average in the area, but that isn’t what my inquiry is about.

I will be living on the other side after renovations are completed, which will probably take another few weeks.

She has three cats and two ferrets and I noticed a mild odor, although not terrible during the showing / home inspection.

Since closing and starting the work, the smell is terrible on my half, particularly in the basement.

I’m wondering if anyone has advice on a tactful, yet effective way to convey that the smell isn’t acceptable if she wants to continue living there.
